in Port St Lucie and Tradition
Port St Lucie offers a wonderful choice of 55+ retirement communities for the active adult lifestyle – resort style clubhouses with pools, state of the art gyms, workout rooms for classes, art and craft rooms, ballroom for shows and events and other activities that you may want to participate in. There are subdivisions that have been in existence for awhile that offer resales only and some newer ones that offer new construction and some resales.
The Tradition area is where a lot of the newer homes and new construction are taking place.

For New Construction it is advantageous to have someone represent you – Builders pay a Realtor Commission and do not discount prices without a Realtor. I appreciate that many people like to go visit the sales office and preview the models, but they will not cooperate on commission once you have already visited the community in person.
All communities with New Construction have either reduced prices or are offering attractive closing incentives, or included additional upgrades, especially for those closing in the next month or two. Click on the paragraph headers for more details.
Cascades is a community that was built from 2000 – 2006 and is only resales. Homes range from 1250 – 2470 sf and they have a 26,000 sf clubhouse.
Kings Isle was built in the early to late 1990’s and are therefore only resales. Homes range from 970 – 2088 sf in a mix of single family and attached villas. They also have smaller lots as compared to the Cascades for example. They have a 15,000 sf clubhouse.
Vitalia was built from the 1990’s to 2021. Taylor Morrison completed and sold their last units and have started their next community located directly to the west of Vitalia called Esplanade. Vitalia is now only resales.
Del Webb and Telaro at Tradition are the 2 communities that have the most inventory spec homes under construction – about 20 in each of them that offer a great choice of price ranges, styles and size of homes, and completion dates to choose from. Esplanade, Verano at PGA Village and Lake Park also offer some spec homes but not as many.
Veranda Preserve East will have spec homes available but they have just started their east phase and it will probably take about 4-6 months to build.
Valencia Walk is only offering lots to build by GL Homes with your choice of upgrade options. You can also choose lots to build at Esplanade, Verano, Telaro and Del Webb, but Lake Park and Veranda Preserve are only offering spec homes.
Del Webb at Tradition is also 55+ and within the town of Tradition in Port St Lucie. They have completed their two phases and are underway with Phase 3 now. Del Webb offers spec inventory homes and lots for sale where you can choose your floor plan and upgrades. They are currently offering about $65,000 in discount incentives on their Classic mid range homes and $10,000 on their Villa attached homes. Mattamy Homes is the main developer of the 4000 acres of remaining land in Tradition. They have built an all ages subdivision and are now building Telaro at Tradition – a new 55+ community that is located in the southwest area of SW Village Parkway and SW Discovery Way, east of Riverland and south of Tradition Parkway.
They will be building 425 homes ranging from 1370 to 2800 sq. ft. with prices starting in the high $300,000’s because they already have upgrades and lot premiums included. Mattamy builds modern styles and Telaro will include single family and paired attached villas. They will also have a 20,000 clubhouse and full resort style amenities. The tennis / pickleball courts are completed as well as an area of community garden plots. They have built a temporary “Amenity Bungalow” on 2 nearby lots with temporary buildings for fitness classes (no fitness machines), card games and other activities, plus there are 2 pools. These will be used until the main Clubhouse is finished in spring 2024.
Riverland – Valencia Walk by GL Homes – Phase 3 Nearing Sellout – New Valencia Parc Phase 4 Opening December 1st – New Construction and Resales Available
Riverland is a 4000 acre community in the southwest area of Tradition under construction with 55+ homes. Valencia Cay (Phase 1) is completed Valencia Grove (Phase 2) is also sold out. There are occasional resales in these communities.
Valencia Walk is GL Homes Phase 3 released in April, 2022 – Purchase of lots were available by lottery in the first 3 releases – 94 lots were sold on April 22, 2022 and another 48 were sold each on June 24th and August 20th, 2022. October 7th was the first Lot Release on First Come, First Serve basis. Valencia has been releasing about 40-50 lots every 4-6 weeks in staggered releases. They have about 90% of their Valencia Walk lots sold and wiil be opening their Phase 4 on December 1st 2023.
Esplanade is Taylor Morrison’s brand new community located to the west of and adjacent to Vitalia. They have released their initial phase of new construction and models in November 2021, there have been a few resales.
They initially were only building spec homes and continue to build them – homes are in various stages of construction and are being released when they are about 4-6 months from completion. They have opened up Phase 2 section and are offering about 20 lots to choose and build your own home with your choice of finishes.
The Clubhouse is under construction and is expected to be completed by November, 2023! The tennis and pickleball courts are expected to be ready in June. They have a calendar of activities that take place in the sales office lanai temporarily.
PGA Verano is an all ages community and not specifically designated as 55+ although many of the residents are 55+ because the builders target marketing is to the 55+ age group. Cresswinds at PGA Verano is their specific 55+ community and is sold out for new construction, although there may be resales. Both villages share the same Talavera Clubhouse and amenities. Cresswind also has a separate pool just for that area.
Verano has released their new Phase with 150 sites and brand new models. There are still home sites available in the existing phase and they will also all have the new models. They also have some inventory spec homes under construction with various completion dates.
Lake Park’s 55+ village consisted of 5 models and floor plans for attached villas that range from $208,990 for 1,565 sf up to $238,990 for 1,862 sf. They are completed and the last village of single family homes is now under construction by GHO Homes. See the additional main page for a description of amenities.
They have started Veranda Preserve East, located east of the initial West phase which is sold out with only 1 remaining home available. They are offering a $30,000 flex incentive which can be used for financing, closing costs or price reductions.
They have introduced a new plan that can accommodate an in-law suite with kitchenette and small living room. Click above for more details.
Veranda Preserve is under development on Becker Rd just east of the Florida Turnpike. They only do spec inventory homes and they build an “everything included” upgrade package, they do not offer options for variation although the homes do have various color options. Homes will have additional upgrades including tile in all bedrooms, blinds on all windows, plus an upgraded Smarthome package.
Palm Grove off US#1 near Indian River Estates
Spanish Lakes Community – Located on US #1 – Homes are on leased lots (monthly fee includes total HOA and lease payment. Lease payments are locked in at the initial rate for the entire time that you own the home.)
New Construction Registration – New home communities and builders co-operate with Realtors (on commission fees) if the Realtor registers the customer first. The sales representatives represent the builder, if you would like me to represent you in the purchase of your new construction home, I need to go in with you on your first visit. These commission fees are included in all sales prices – if you go with or without a Realtor your purchase price is the same, they do not give you a discount for not having a realtor. They do not negotiate price with or without a Realtor.
