GL Homes next phase 4 is being released on December 1st, 2023 and it will be a lottery because there has been a delay in opening it up. The new community will have about 1,100 homes and clubhouse. They will also have access to all of Riverland’s shared amenities including the Sports Center, Arts Center and Paseos.

Valencia Walk
is Phase 3 and the latest community just announced in the Riverland area of Tradition. Valencia Cay was the first phase and is sold out, and Valencia Grove is the 2nd phase and is also sold out. Each section has about 1000 homes.
There are some lots remaining in most of the sections except the Signature collections. GL will be releasing their next Phase 4 community called Valencia Parc on December 1st ( see above).
Valencia Walk will have about 900 homes because part of it’s area will be take up by a neighborhood park, which is currently under development, and new neighborhood shopping center, with construction of the retail center and new Publix starting soon. The retail complex at this location will eventually include 1 million sq. ft of retail and office space.
The entire 55+ planned community has extensive amenities for all their residents – each section of Valencia Cay, Valencia Grove and Valencia Walk will have their own 35,000 sq. ft. clubhouse, pool, activity (including art work) and card rooms, GL Homes has already completed the main Sports Center that is centrally located among the Valencia’s with tennis courts and pickleball courts, and several bocce courts. It will have an indoor pool and basketball court, plus outdoor pools. It has the main fitness center for all the communities, each clubhouse does not have a fitness center. There is land in front of the Fitness Center that will have a cafe building with meals and refreshments plus the exercise and pilates rooms will move into a new 15,000 sf building on that land. Construction will start soon.
The Valencia’s Art Center building also just opened in April that will have multiple activity and craft rooms, plus other community activities in addition to the individual clubhouses. This Center is available only to All the Valencia’s 55+ phases.
There is also an amazing Paseos Greenway winding through all the communities for both pedestrians, bicycles and golf carts.

Valencia Cay and Grove model homes and vacant lots are being closed out as GL Homes gets ready to open their new Model Row and Sales office in Valencia Walk in November. It is advantageous to have someone represent you – Builders pay a Realtor Commission and do not discount prices without a Realtor. I appreciate that many people like to go visit the sales office and preview the models, but they will not cooperate on commission once you have already visited the community in person.
Sales at Valencia Grove had been brisk since the 2020 pandemic when many people retired and wanted to move to Florida.
Interest in Phase 3 Valencia Walk has been so great that they have offered lots by way of a lottery. The first lottery included 94 lots on April 22nd and the second one of 48 was held on June 24th, and the third one of 48 lots was held on August 20th. Riverland has been doing staggered lot releases since then generally about every 30 days – these are available on a First Come, First Serve basis and they are down to the last lots available.

Valencia Cay was GL Homes’ 1st phase and Valencia Grove is their 2nd phase which has all lots sold as well. Valencia Walk will have new model homes and sales center and should be open before Thanksgiving. The models in Valencia Cay were sold and there are a few other spec homes being built on surrounding vacant lots. These are being built with nice level 4 and 5 upgrades and will be completed by early 2023. The homes are listed in the MLS search below but CONTACT ME for full details.
