Esplanade is one of Port St Lucie’s newest 55+ resort-lifestyle communities. It is located west of and adjacent to the existing Vitalia Active Adult community of 1200 homes off Westcliffe Lane and Community Blvd. Vitalia’s last new construction homes have been completed and sold out, there are only resales available now. Check the link above for resales at Vitalia. The builder has now started it’s next community of Esplanade.

Home Designs and Floor Plans
There is an excellent selection of 9 single-story floor plans ranging from 1,610 to 2,929 square feet designs, and offering elegant living space with 2 to 4 bedrooms, 2 to 3 full baths plus a half bath, (per plan). All homes feature an open designer kitchen overlooking the gathering room. Spacious lanais provide a comfortable spot for outdoor living (with options to extend the size and enclose).
Two- and three-car garages are available (per plan) and also offer an option to extend the depth.
At this time, the builder is only building spec inventory homes and has not released any lots to choose and build your own home style and finishes. The website does not list any base prices for the floor plans. Current prices of listed homes range from $507,000 for the smallest 1600 sf Capri up to $895,000 for the 2929 sf Palazzio.
The builders in all of the communities have had and will continue to have regular price increases, so if you are thinking about new construction, give me a call to discuss the various options. Interest rates are also increasing as I am sure you have seen, so financing will cost more for waiting. We also have a lender who can lock in the permanent interest rate for up to 1 year with attractive terms.
Below are a sample of some of the spec homes currently under construction and available for sale with completion dates through early 2023. These homes have certain structural upgrades included – such as extended lanais, size of showers and closets, bay windows in some rooms, garage layout and size, pre-wired for pool /spa, roughed in outdoor kitchen, as well as all final finishes to floors, paint, gourmet kitchens with upgraded cabinets, countertops and lighting, etc.
The builder has upgraded with selections that were most often chosen in previous new builds and offers a variety in all the homes. Their Design Center has samples of all chosen finishes.
