What Are the Best Country Club Communities
in Boca Raton / Delray Beach, Florida?
If you’re looking at country club communities in Boca Raton, you’re probably not just buying a home… you’re choosing a lifestyle.
The first question buyers ask is What are the membership fees and club amenities? Then they start looking at homes.
But in Boca Raton, the club itself matters more than the house.
Different clubs have completely different:
- Membership structures
- Costs
- Social environments
- Golf expectations
- Age demographics
So the real question isn’t just “what’s the best?”
It’s:
“Which country club is the best fit for how you want to live?”
I’m Isabella Scott, a real estate agent helping out-of-area and second-home buyers find homes in Boca Raton, Delray Beach, and the Treasure Coast… and this is one of the most important decisions my buyers make. I work with a lot of buyers specifically looking at communities like St Andrews, Broken Sound, Mizner Country Club, Boca Woods and the others listed below.
Here are some key features of the top clubs:
Why Boca Raton Country Clubs Are So Different
Not all country clubs in Boca Raton are created equal.
Some are:
- Ultra high-end, formal, and golf-focused, and amazing lifestyle centers besides the main club house.
- Others are more social, family-oriented, and relaxed
- Some require high equity memberships
- Others do not require mandatory membership or they offer less elaborate amenities but lower rates.
- Golf Communities have become very popular in the South Florida area since 2020 and the availability of golf memberships can be tricky. It the club has mandatory membership for all home purchasers then everyone gets a golf membership right away.
- If they are larger communities and offer both full golf and Sports memberships, then there is an option for the people buying the Sports to obtain golf but there is generally a wait list to obtain it. Contact me for full details on the current status of the different clubs.

Common Mistakes Buyers Make When They Start looking
1. Club Membership fees and HOA dues add up fast.
You are investing in a lifestyle that includes monthly and quarterly dues that cover amenities, maintenance, special assessments at purchase and possibly ongoing annually. Some clubs that have dining facilities may have food and beverage minimums.
2. Research and verify for any upcoming assessments
Failing to ask about and confirm any upcoming long-term renovation projects ( Club and amenity renovations, golf course upgrades, replacing greens, redesigning bunkers). Although amenities may have recently been updated, there will be future upgrades or renovations that the club will do that will be additional assessments.
3. Not understanding Noise and Traffic, and Not considering the view/privacy
Living right on the green or near the golf cart path you may get early morning lawnmowers. While golf course views are very scenic, you can have very little privacy in their backyard, and HOA associations may have restrictions on fences and hedges.
4. Not fully understanding the Club’s documentation, bylaws, financial documents.
I provide as much documentation and information that I can regarding the club and HOA but I may not have all the answers to questions you may have specifically. I encourage you to talk to the membership director and golf pro yourself to make sure you understand everything and have your questions answered.
5. Choosing the House over the Community
Different communities tend to have different home styles – the larger clubs like Broken Sound, Polo Club and Woodfield will have wider range of home styles. sizes and lots, whereas the smaller communities like MIzner Country Club, Addison Reserve and Boca Woods will have all Single family homes, with St Andrews Country Club the most exclusive for homes.
How to Choose the Right Country Club
Start with these questions:
- Do you actually golf a lot, or is it secondary?
- Do you want formal or casual lifestyle and atmosphere?
- Are you planning on Full-time or seasonal use?
- How important is social life vs privacy?
- What level of financial commitment are you comfortable with?
Once those are clear, the right communities narrow down fast.
So… What Is the “Best” Country Club in Boca Raton?
The best country club is the one that fits your preferences:
- How you live
- How often you’ll use it
- What kind of environment you enjoy
