Port St Lucie August 2022 Update on 55+ Communities
Port St Lucie has a wide range of 55+ active adult communities, established in the 1990’s to new construction developments with fabulous amenities and newer coastal, transitional and contemporary, plus Mediterranean styles. Following is a summary of the communities with their current status. Click on the titles for more information.
Builders do not have all their inventory on their websites. They send us regular updated lists though. They have homes under construction and usually list them for sale once they reach drywall stage, so there will be more options coming.

Lotteries have been scheduled for Lottery #3 for Homes Site Sales in Valencia Walk and the Model Homes in Valencia Cay. The Lottery dates are:
- Valencia Cay Models – August 19, 2022. Registration and $10,000 Deposit must be made by 5 PM on Wednesday August 17th. There are 14 furnished model homes being sold. New models are being built in Valencia Walk and will be completed in October. There are 7 new models that are replacing others that are being discontinued.
- Valencia Walk Lot Lottery – August 20, 2022 – Registration and $10,000 Deposit must be made by 5 PM on Thursday Aug 18, 2022. There will be a total of 48 lots in this section.
If you are successful in choosing a lot or home, you will have 3-4 days to sign a contract with the builder.

Del Webb Tradition
Del Webb is offering Incentives on their inventory Villas and Classic Series Homes that will be completed at various stages from August through February 2023.

Telaro at Tradition
Telaro has been completing their attached villas and single family homes in Phase 1 – they are at various stages of construction and have great upgrades chosen and included. Builders are now offering a new expanded floor plan called Sage Elite which has 3 bedrooms plus an additional Flex room or study behind the dining room and next to the lanai, plus a golf cart garage, bringing the total to 2,210 air conditioned sf. There is a Sage home at 1,969 sf under construction for $510,135.
A Clarion Model with the Contemporary elevation is ready this month for $563,080 on a private berm lot.

Mattamy Homes are building a temporary pool and recreation area on 2 lots as you come into the community until the main clubhouse is built. There is a Social Director to provide activities until the clubhouse is completed.
Esplanade at Tradition
Esplanade has inventory spec homes under construction in various stages. They also offer some lots to build a home with your own specs.
They broke ground on their Clubhouse in June which should be completed in about 1 year. They have a Social Director and activities at the Sales Center until the new club is completed.
Builders are offering creative financing options and savings that can be applied to closing costs, FHA PMI Insurance, Temporary and Permanent Buydowns.

Verano at PGA
Verano has been building in several sections of the community. They have closed their current models and sales office and will be opening new models on September 10th. They will be having a Broker Preview on September 8th. I’ll start a September Port St Lucie 55+ Communities Update, so I will update with more information!
Villa homes are available in their final phase on Viterbo Way, single family homes are available on Felicita Way and Pepoli Way in their last phases. Kolter has been building new models which will be open in a few weeks for their next phase of 150 homes located east of Apian Way. Lots that are still available in the existing sections will be built on the new models not the original ones.
There is no longer a wait list to choose new homes coming onto the market. Lots and inventory homes are listed and available to purchase.
They will also be building a new golf country club called Astor Creek located west of Verano and Pepoli Way, that will start selling in late 2023. No further details are available right now.
