Golf Country Club Membership Changes
for Boca Raton and Delray Beach Clubs
New Updated Fees for the 2021 – 2022 Fiscal Year

Many of the country clubs in Boca Raton and Delray Beach have been undergoing major renovations or new construction to their main Clubhouses and Lifestyle Centers. Some are already completed, others are still underway. Most club’s fiscal years start October or November 1st and there are usually some cost of living increases to annual dues.
Assessments usually don’t increase over the term of payment because they are based on a set original budget. Annual dues usually only increase one time at the start of the fiscal year.
The upfront Capital Contributions also usually only increase at the start of the fiscal year, but they can change any time during the year that the board feels the increase is warranted.
Many of the clubs have had major increases in these equity / capital contributions over the past couple years to reflect the new modern expanded amenities and new costs to maintain the amenities. Since the pandemic started in 2020, there has been a large increase in the demand for the country clubs – especially the golf component of the membership, not just the Social or Sports memberships, which has also contributed to the increases.
Some clubs have filled their golf memberships and / or gone to a fully mandatory golf community, and have eliminated or limited new purchaser Social memberships. Current residents Social memberships are grandfathered in as long as they own the home.

Boca Raton and Delray Beach Country Clubs Summary and Homes for Sale
This page briefly summarizes most of the clubs for the above areas and then links to the club page with more community and membership details plus home search listings. Most of the clubs in Boca Raton and Delray Beach are mandatory memberships, which means you have to purchase a home in the community to belong to the club and also that every purchaser in the community must join the club membership.
To briefly summarize the type of clubs:
Golf Only Mandatory Communities:
- Boca Woods – new Lifestyle Center and renovated Main Club house
- Stonebridge Country Club
- Boca Grove just recently eliminated social memberships for new purchasers and are golf only, Social members are grandfathered in. New new Lifestyle Center
- St Andrews Country Club – recently renovated Main club house, fitness center and spa, and golf fairways
- Bocaire Country Club
- Delaire Country Club
Social / Sports and Golf Communities:
- Broken Sound – has offered social and golf memberships but the club has recently filled its cap of 435 golf memberships and there is a waitlist to join for the golf, Social / Sports is still mandatory to join. New renovation of main clubhouse underway to be completed May 2022. Pool, fitness, spa and golf courses renovated over last few years.
- Boca West – has a base Social mandatory membership with add-ons for pickleball, tennis and golf, and golf is still available. Sports Center and pool area undergoing renovation. Fitness and spa are renovated and open.
- Woodfield Country Club offers both but currently the golf cap is full with a waitlist and Social / Sports is mandatory.
- Mizner Country Club has 2 types of memberships – full Golf which allows full golf privileges all year round and Sports – which allows golf 6 times during season but unlimited golf during off-season. They have eliminated the Social and Tennis. New lifestyle center recently added.
- Addison Reserve – offers Social and Golf but the memberships are tied to the homes, you must join the membership that the home has. New lifestyle center recently added.
Boca Raton and Delray Beach Non-Mandatory Golf Communities
Several are nom equity or non-mandatory golf clubs within residential communities. They usually offer lower fees and some non-resident memberships to people that live outside of the community.
The trade-off is that mandatory membership communities with higher fees will have lower priced homes comparable to homes that are located in subdivision that does not require membership because anyone can purchase those homes.
Non-Equity Golf Communities:
- Boca Pointe
- Boca Lago
- Boca Greens
- Boca Country Club – golf course was donated to the City of Boca and will be a public course and also available to the community residents
- Boca Del Mar is the residential area to the east of Boca Pointe and Boca Grove. It does not have a golf course, but there are options to join other courses.
- Woodfield Hunt Club is a small residential section outside of the main Woodfield Country Club and you are not required to join the club membership but you have the option to join.
