Addison Reserve is a premier residential community of 717 homes surrounded by lakes and 3 nine-hole golf courses designed by Arthur Hill. The lovely clubhouse includes excellent dining room, card rooms, golf pro shop, library and locker rooms. The Esplanade area features casual dining, beautiful fitness and spa areas, a large tropical pool, tennis pro shop and 12 tennis courts, including state of the art practice court with automatic ball return.
There are 19 neighborhoods in the Addison Mizner style surrounded by lush tropical landscaping.
Memberships – October 1, 2025 to September 30, 2026
Membership in Addison Reserve is Mandatory – the membership category goes with the home – either Full Golf or Partial Golf.
Full Golf Equity – The NON-REFUNDABLE JOINING FEE is $325,000, – which includes golf, tennis, fitness, pool, dining and social functions. There is no equity refund. This Joining Fee will increase to $400,000 January 1st, 2026.
Partial Golf / Sports Membership – The NON-REFUNNDABLE JOINING FEE is $200,000 – includes use of all tennis, swimming, fitness and social facilities of the club. Members are also entitled to use golf anytime from May to October, and 6 times from November to April over season. There is no Equity Refund.
It may be possible to obtain a full golf membership if you buy a home with the partial golf but there is a waitlist until one becomes available. Contact me for more details.
Each membership has a one-time capital contribution at closing of $3,600.
Annual Dues: (+7% tax)
Full Golf Membership: Total Dues of $45,056.56 – Annual dues (taxable) $41,027, Capital dues (non-taxable) of $3,186 Plus tax of $861.56.
Partial Golf / Sports Membership: Total Dues of $ 30,936.50 – Annual dues ( non-taxable) of $28,719 and Capital dues (non-taxable) of $2,217.50, no additional tax.

Addison Reserve New 40,000 sf Lifestyle Complex Opened in December 2019
The new 40,000 square foot Lifestyle Complex was designed with the free form pool as the focal point which may be seen from The Grill restaurant, as well as from the Fitness and Tennis Centers. A separate children’s aquatic area with water spouts is adjacent to the main pool and the activities center that features games and equipment for all ages.
Health and wellness, and outdoor living was the inspiration for the Leo Daly’s project design. The complex incorporates green space for outdoor concerts as well as waterfalls and fire pits for evening enjoyment. Unique to the design is the sky lit gazebo that houses the whirlpool just steps away from the entrance to The Spa and cabana bath.
The Lifestyle Complex is adjacent to the main 70,000 square foot Clubhouse and to the 10 tennis courts, 4 pickleball courts and full basketball court.
