Land use plans provided for lower density, so most communities are single family. The area provides great values with more affordable housing and good size family homes.
The communities of Sandalfoot, Holiday City and American Homeswere developed in the 1970’s and prices range from under $100,000 to approximately $150,000. Most other communities began development in the 1980’s. The golf communities of Boca Lago, Boca Greens and Boca Woods provide low density villa and patio homes, and single family residences ranging from $150,000 to $500,000. Stonebridge Golf & Country Club’s homes range from $300,000 to more than $750,000.
With the lower density, most communities have made generous use of lakes and park areas. Mission Bay, Boca Isles, The Lakes and Shores of Boca Raton, Island Lakes, Boca Winds, Winding Lakes and Boca Falls, are the communities west of Hwy #441 that do not have golf courses, but provide ample size lots and great selections of waterfront views. Prices generally range from $100,000 to $250,000, with some homes up to $500,000.

Long Lake Estates
Several communities towards the north offer estate homes on large, oversized lots. On Clint Moore Rd. just west of the Turnpike, Long Lake Estates is one that has approximately 120 custom-designed homes on 1 acre tracts, many of them fronting 2 large lakes. Homes range from $300,000 to over $2.5 million.

Horseshoe Acres
is a small community of approximately 50 homes that are on lots of 2 – 5+ acres, ample size for tennis courts and buildings to house horses. Many of the owners have their own stables and horses which creates a picturesque landscape to say the least.
Rio Pico & Tierra Del Rey are 2 communities on Hwy #441 that also have tracts of 2 to 10 acres, that allow tennis courts and horses. Prices range from $300,000 to $1 million.

The South County Regional Park is a major amenity of 350 acres with a recreation hall, softball and baseball fields, nature center and abundant green areas. Located southwest of Yamato Road and Hwy #441, it is conveniently located to most west Boca developments. The corridors along Hwy #441 and Glades Road are developed with ample commercial and office projects. Glades Road will eventually be extended westward to connect to University Avenue in Broward County.
