Port St Lucie has a very active New Construction business – Tradition is the main area where a lot of the new communities are being developed, but there are some others throughout the city as well as individual lots that are not within a community or HOA.
55+ Active Adult Communities (separate page for only Active Adult)
The west Tradition area has a very active 55+ Communities market. Click on the link for more details on this vibrant market .
Some of the communities are Esplanade, LakePark (which is also part of TownPark), Valencia Walk ( which is RIverland’s third phase after Valencia Cay and Valencia Grove which are completed), Telaro, Del Webb at Tradition, and Veranda Preserve. Other completed 55+ communities are Vitalia (next to Esplanade), Cascades and Kings Isle.

Tradition Area Homes
Mattamy Homes owns substantial land in the area west of Tradition They have built or are building several all ages communities. Manderlie was the first community in the area that has offered the modern and contemporary designs.
Emery – Currently Selling
Emery is Mattamy Homes 2nd new construction community is just being completed with their last inventory spec homes that have had substantia price reductions and are also offering 4% towards closing fees. Please view the Main ALL AGES community page for their list of homes and more information.
Cadence – Currently Selling
Cadence is Mattamy Homes new master planned community located at the extension of Tradition Parkway and Powerline Rd, and west of Emery and Esplanade. They have started their first phase of single family homes and have inventory homes available.
Telaro – 55+ Community – Currently Selling
Telaro was Mattamy Homes’ 2nd new constructon community and is 55+ active adult. See the 55+ link above for all their information.
Marrita Reserve
This small community of 20 homes built by Taylor Morrison and are located along the north side of Westcliffe Lane, outside of the Vitalia and Esplanade gates. They have great 190′ deep lots. All homes have been built as spec inventory and 6 homes remain at this time as of December 2022.
Manderlie – Completed, Resales only
Manderlie is Mattamy Homes’ initial All Ages community Tradition. It is completed and has only resales.

Verano PGA Area
Verano at PGA Village
Verano is an all ages community although their market focus has been for active adults. It is not restricted to 55+ age group and they have a substantial 40,000 clubhouse with many activities, a 27 court pickleball facility, plus a second fitness center and resistance pool. Kolter Homes is selling lots for new construction plus they also offer some inventory spec homes. Central Park St Lucie
Central Park St Lucie is a new small master planned community with 5 different builders offering single family homes plus a multi-family village. Villages are under construction by Taylor Morrison, Ryan Homes, Maronda Homes, and DR Horton. Click the Port St Lucie ALL AGES link above for further details and links.
The central focus of the community will be Inspiration Park, a 10 acre recreation center that is larger than most pool areas in an all ages community. They will have a large resort style pool and huge splash park, clubhouse with gathering rooms, cafe, pavilion and park areas, dog park, pickleball, sports/tennis courts, walking trail plus much more. HOA will be approximately $350 / year for the homes in these communities.
