Port St Lucie offers a wonderful choice of 55+ retirement communities for the active adult lifestyle – resort style clubhouses with pools, state of the art gyms, workout rooms for classes, art and craft rooms, ballroom for shows and events and other activities that you may want to participate in. There are subdivisions that have been in existence for awhile that offer resales only and some newer ones that offer new construction and some resales.
The Tradition area is where a lot of the newer homes and new construction are taking place.

The Cascades at St Lucie West – Resales
Cascades is a community that was built from 2000 – 2006 and is only resales. Homes range from 1250 – 2470 sf and they have a 26,000 sf clubhouse.
Kings Isle at St Lucie West – Resales
Kings Isle was built in the early to late 1990’s and are therefore only resales. Homes range from 970 – 2088 sf in a mix of single family and attached villas. They also have smaller lots as compared to the Cascades for example. They have a 15,000 sf clubhouse.
Vitalia at Tradition in Port St Lucie – Resales
Vitalia was built from the 1990’s to 2021. Taylor Morrison just completed and sold their last units and have started their next community located directly to the west of Vitalia called Esplanade. Vitalia is now only resales.
Esplanade at Tradition in Port St Lucie – New Construction
Esplanade is Taylor Morrison’s brand new community located to the west of and adjacent to Vitalia. They have released their initial phase of new construction and models in November 2021 so they are new construction only. They are only building spec homes at this time – homes are in various stages of construction and are being released when they are about 4-6 months from completion. They do not offer lots to choose and build your own home with your choice of finishes
The Clubhouse construction will start in April / May 2022.

Lake Park at Tradition – Resales and New Construction
Lake Park’s 55+ village consisted of 5 models and floor plans for attached villas that range from $208,990 for 1,565 sf up to $238,990 for 1,862 sf. They are completed and the last village of single family homes is now under construction by GHO Homes. See the additional main page for a description of amenities.
Riverland – Valencia Walk by GL Homes – Newest Phase 3 Community – New Construction
Riverland is a 4000 acre community in the southwest area of Tradition under construction with 55+ homes. Valencia Cay (Phase 1) is completed Valencia Grove (Phase 2) is also sold out. There are occasional resales in these communities.
Valencia Walk is GL Homes newest Phase 3 just released in April – Purchase of the first 100 lots will be available by lottery on Friday April 22, 2022.

Telaro at Tradition – New Construction
Mattamy Homes is the main developer of the 4000 acres of remaining land in Tradition. They have built an all ages subdivision and are now building Telaro at Tradition – a new 55+ community that is located in the southwest area of SW Village Parkway and SW Discovery Way, east of Riverland and south of Tradition Parkway.
They will be building 400 homes ranging from 1370 to 2800 sq. ft. with prices starting in the high $300,000’s because they already have upgrades and lot premiums included. Mattamy builds modern styles and Telaro will include single family and paired attached villas. They will also have a 15,000 clubhouse and full resort style amenities.
Verano at PGA Village (also referred to as PGA Village Verano) – Resales and New Construction
PGA Verano is an all ages community and not specifically designated as 55+ although many of the residents are 55+. Cresswinds at PGA Verano is their specific 55+ community. Both villages share the same Clubhouse and amenities. Cresswind also has a separate pool just for that area.
Del Webb at Tradition – Resales and New Construction
Del Webb at Tradition is also 55+ and within the town of Tradition in Port St Lucie. They have completed their first phase and are underway with Phase 2 now. Del Webb offers lots for sale where you can choose your floor plan and upgrades as well as spec inventory homes.
Palm Grove off US#1 near Indian River Estates
Spanish Lakes Community – Located on US #1 – Homes are on leased lots (monthly fee includes total HOA and lease payment. Lease payments are locked in at the initial rate for the entire time that you own the home.)
New Construction:
New Construction Registration – New home communities and builders co-operate with Realtors (on commission fees) if the Realtor registers the customer first. The sales representatives represent the builder, if you would like me to represent you in the purchase of your new construction home, I need to go in with you on your first visit. These commission fees are included in all sales prices – if you go with or without a Realtor your purchase price is the same, they do not give you a discount for not having a realtor. They do not negotiate price with or without a Realtor in this HOT market.
